Dwarka Expressway & Gurugram- Dwarka Expressway is the third direct connecting route between Delhi and Gurgaon, after NH-8 and Mehrauli-Gurgaon Road. The expressway will be a 16-lane access-controlled highway running between Shiv Murti in Delhi and Kherki Daula in Gurugram. The 18.9 km section of the expressway will be in Gurugram and the remaining 10.1 km in Delhi.

The expressway will be a remarkable example of modern engineering brilliance, with an 8-lane grade-separated route, three-lane service roads, many crossroad underpasses at key intersection points, and multi-level interchanges. Additionally, the Dwarka Expressway New Gurgaon will provide direct access to the upcoming India International Convention Centre (ICC) in Sector 25 of Dwarka. It will also provide an alternative route to IGI Airport through an 8-lane shallow tunnel. The strategic location of the expressway ensures superb connectivity to the railway station, Bijwasan, NH-8 and Southern Peripheral Road (SPR).

The Dwarka Expressway has increased the options available to homeowners and real estate investors. Gurgaon and Delhi are densely populated cities that attract working professionals from every corner of the country. Property prices are high in both locations because the current real estate inventory fails to meet demand. However, the emerging housing complexes along the Dwarka Expressway, which are substantially less expensive than those in Gurgaon and Delhi, are anticipated to serve the increasing demands.

 

These residential developments mainly offer 2 BHK, 3 BHK, and 4 BHK flats, with prices ranging between Rs 12,000 per sqft and Rs 50,000 per square foot. The housing complexes are scattered along the expressway and likely cater to mid-segment and high-segment groups. Tata Housing, BPTP , Godrej , Raheja Group, ATS, and Puri Constructions have over 120 residential projects along the Dwarka Expressway New Gurgaon. They are all campaigning for the expressway to be completed soon.

 

Prices in various sectors have risen significantly as the expressway’s completion date approaches. There are several affordable housing schemes here, and these areas offer great e-way access to Delhi and Gurgaon. The rental demand in these areas isn’t as high as in more established areas, but it is expected to rise as the route becomes more accessible.
